Phase I ESA
We conduct Phase I Environmental Site Assessments (ESAs) in accordance with ASTM Standard E1527-21, the current industry standard for environmental due diligence in commercial real estate transactions. These assessments are designed to identify potential environmental liabilities and help property owners, developers, lenders, and investors understand environmental risks associated with a property.
Our Phase I assessments include a review of historical records, regulatory databases, aerial photographs, and land use history, along with a site inspection and interviews with property owners, occupants, or local officials when appropriate. This process is used to identify recognized environmental conditions (RECs), historical RECs (HRECs), and controlled RECs (CRECs) that may indicate the presence or potential presence of contamination.
All assessments are performed in accordance with ASTM E1527-21 and the U.S. EPA All Appropriate Inquiries (AAI) Rule (40 CFR Part 312). Following these standards helps ensure the assessment meets federal requirements necessary to support CERCLA liability protections, including the innocent landowner, contiguous property owner, and bona fide prospective purchaser defenses.

Property Condition Assessments
We perform Property Condition Assessments (PCAs) to evaluate the overall physical condition of commercial, industrial, and residential properties. These assessments are commonly requested during property transactions, refinancing, or long-term asset management planning.
A PCA includes a systematic evaluation of major building components and site infrastructure, such as structural systems, roofing, building envelope, mechanical systems, electrical systems, plumbing, and site improvements. The assessment identifies existing deficiencies, deferred maintenance issues, and potential safety concerns that could affect property performance or future costs.
Our reports provide a clear summary of observed conditions along with estimates of anticipated capital expenditures and recommended maintenance priorities. This information helps property owners, lenders, and investors better understand the condition of an asset and plan for future repairs, upgrades, or capital improvements.
Environmental Due Diligence & Transaction Support
Environmental due diligence plays a critical role in property transactions, development projects, and financing decisions. We assist clients in identifying environmental risks that may impact property value, regulatory obligations, or future land use.
Our due diligence services may include Phase I and Phase II assessments, regulatory record reviews, historical property research, and evaluation of environmental compliance issues associated with current or past site operations. Regulatory And Environmental Compliance

We support compliance with programs related to stormwater management, industrial discharges, and site environmental controls. This includes assistance with Stormwater Pollution Prevention Plans (SWPPPs), stormwater permit requirements, and best management practices (BMPs) to help facilities manage runoff and protect water quality.
We also provide support for industrial pretreatment programs, including evaluation of discharge requirements and assistance with local limits compliance for facilities discharging to municipal wastewater systems. Our services may include reviewing monitoring data, evaluating treatment practices, and helping facilities understand their obligations under local or state pretreatment regulations.
